A. Job Purpose:
o This role is responsible for
o Create and execute plans of property identification and revise as appropriate to meet changing needs and requirements.
o Identifies resources needed and assigns individual responsibilities.
o Manages day-to-day aspects of a propertys and scope.
o Review deliverables prepared by team before passing to client.
o Effectively apply methodology and enforces property identification standards.
o Minimizes our exposure and risk on property.
o Ensures identified property documents are complete, current, and stored appropriately.
o Identify performance goals for our commercial space and to establish systems to monitor performance against those goals.
B. Job Description:
B.1 Financial:
+ Tracks and reports man hours and expenses on a weekly basis.
+ Manage property budget.
+ Assure property legal documents are completed and signed.
+ Understanding of financial reporting analyzis and be able to implement reporting systems in the format required.
B.2 Operational:
o Suggests areas for improvement in internal processes along with possible solutions.
o Leads internal teams/task forces
o Ability to work with commercial tenants to resolve issues and disputes.
o Maintain Property Documents and record all rent and tenant charges and shall implement a system for maintaining records for multiple accounts.
o Implement a system for payment of invoices associated with the operation of the property, and shall be responsible for all disbursements related to property operations, including loan payments which may not be on a monthly schedule.
o Prepare monthly financial reports on project operations in a timely manner
o Reviewing policies, management procedures and discussing problems or concerns related to the Project.
o Responsible for all book-keeping functions for various accounts related to Project operations (General Operating Account, Operating Reserve Account, Replacement Reserve Account, Security Deposit Account).
o Project's files and records in accordance with reporting and accounting requirements establishments.
o Approves team members' time and expense reports in a conscientious and timely manner.
o Reviews the status reports of team members and addresses issues as appropriate.
o Complies with and helps to enforce standard policies and procedures.
o Identifies business development and "add-on" opportunities as they relate to a specific propertys.
o Leads proposal efforts including completing project scoping and other assessments.
o Effectively conveys our message in both written and verbal business development discussions.
B.3 People Development:

o Develop property management plans and management monitoring schedules for all commercial properties based on standard templates.
o Develop and maintain systems to monitor performance of all commercial property relative to identified financial and social goals.
o Annually review and evaluate rent structure for each property based on market analysis and social objectives.
o Review architectural plans and specifications during all phases of development to provide input related to management and leasing issues.
o Review marketing / start-up budget and process.
o Develop reviews commercial management plans and management agreements, including performance standards.
o Develop summaries of projects financing terms and requirements for each source of funding.
o Prepare and review leasing and marketing strategies for commercial space in buildings.
o Oversee new lease negotiations and preparation and review of financial information on prospective commercial aspects.
o Review proposed insurance coverage(s).
o Negotiation of lease renewals.
o Manage third party listing agents when necessary.
o Monitor market lease rates in target areas.
o Developing systems necessary to report on property performance according to the identified schedule.
o Developing systems for documenting and common area maintenance expenses.
o Development of capital replacement projections for each commercial property.
o Coordinate reporting to funders and lenders to insure compliance with all loan or grant agreements related to commercial properties.
o Coordinate with property management and accounting in the preparation and review of annual property budgets.
o Conduct quarterly meetings with the property officers to review income / expenses for each property, and on any capital improvement needs.
o Develop compliance and monitoring schedules to ensure compliance with all regulatory conditions and requirements.
o Monitors insurance coverage to ensure that it is current.
o Manages the development of team by ensuring, when possible, that project tasks are in line with each Innovator.
o Identifies property opportunities for improvement and makes constructive suggestions for change.
o Motivates team to work together in the most efficient manner.

o Trains other innovators and clients through both formal and informal training programs.
